Confirm the exact unit you are being shown
Ask for the unit number, floor, orientation, usable area and view. Confirm whether the sample unit, show flat or photographed unit matches the actual property under consideration.
Inspect access, parking and common areas
Walk the approach road and entry sequence instead of judging only the apartment. Check parking allocation, lifts, corridors, service areas, security access and the condition of shared spaces.
Ask about possession, dues and recurring charges
Clarify possession status, maintenance deposits, monthly maintenance, utility arrangements and any owner or developer dues. Ask for important commercial points in writing.
Check specifications and visible workmanship
Review fixtures, finishes, doors, windows, plumbing points and electrical provisions. For under-construction property, compare the promised specifications with the current stage and available documentation.
Record each visit so properties are easy to compare
Take permitted photographs and note observations immediately after the visit. Use the same checklist for every shortlisted property so your final comparison is consistent.
